Aimun Nieto will admit it freely—she’s not a property manager. Her experience is in construction, so when she and her husband took over The Lake Stay, a gorgeous lakeside community of vacation rental homes in Carlton Landing, Oklahoma, they weren’t sure even sure how to transform from a construction into a property management company.

“We were flustered at the beginning, taking over a sinking ship,” she said. “We had a lot of issues that needed to be addressed. One of our priorities was to develop a good relationship with our owners because guest relations had been lacking.”

After several months of working hard to get the property management business in shape, Aimun faced the next challenge head on—pricing the properties in their portfolio effectively. “As with everything else, we inherited the old, static pricing model.
