Our mission at Beyond is to help short-term rental hosts and managers find new ways to unlock revenue. As we look back on the past year, it’s clear that 2023 was a year of growth for Beyond – and we couldn’t have done it without you! From unveiling our newest platform features to making big strides in how holiday rental hosts can drive recurring revenue, we've come so far together.
Here’s a look at some of our favourite moments from 2023.
🎂 Beyond Turned 10
Beyond has officially been around for a decade! It all started in 2013 when Beyond’s Co-founder and CTO David Kelso was renting out a spare bedroom in his San Francisco apartment to help pay the rent. There was no pricing tool for short-term rentals back then, so he'd just look at how other similar rentals were being priced, set a price, and crossed his fingers.
That’s when he decided to build a tool to dynamically price his listing. He rapidly cultivated a customer base of 25 listings, and within 18 months, he was providing dynamic pricing for 600 of the 3,000 short-term rental listings in his area.
🚀 We Introduced Search Data to the Short-Term Rental Industry
In April of 2023, we introduced consumer search data to the short-term rental industry! The data, collected by our Beacon plug-in, provides users with visibility into what real consumers are searching for as well as automatically adjusting pricing based on consumer searches rather than having to wait to see trends based on previous bookings.
Early adopters of search data offering saw 9% higher RevPAN (Revenue per Available Listing) versus those not utilizing our Pro features!

🏆 Beyond was Named A Champion of Data
It's official: Beyond is a Champion of Data! We are honored to receive this award from Travolution. This year, we empowered vacation rental managers to take their strategies from reactive to proactive by launching Search-Powered Pricing and our search data visualization - the first time search data has been introduced to the vacation rental industry.
📈 Beyond Users Earned More – Even in a Harsh Economic Environment
2023 was a year filled with ups and downs for vacation rental hosts and managers. From oversaturation to economic conditions and more, vacation rental hosts faced many challenges. However, hosts and managers using Beyond outperformed their markets!
Compared to other operators in their market, Beyond users had a 10.9% higher occupancy rate and earned 17.3% revenue per night.

🛠️ Our Revenue Management System Got Even Better
We strive every day to build the best products possible for our customers. Here are a few of our favorite updates from the year:
- Availability Yeilding: We noticed a common problem among vacation rental managers: extra days around a booking were hurting their revenue. So we fixed it with Availability Yeilding!
- Market Insights: Our new, easy-to-use dashboard full of vacation rental market data enables property managers & hosts around the world to glean insights and take action– all in one system.
- Comp Sets: Gain critical access to short-term rental data to understand your market and competitors, and price your property competitively with Comp Sets.
📓 We Launched Beyond Bootcamp
We launched an online training course to help hosts and revenue managers get more bookings and revenue for their vacation rental business. No matter where you are on your revenue management journey, this course will give you the knowledge and expertise you need to be a true revenue management expert!

Our amazing team is full of talented experts who are passionate about the vacation rental industry. We were so excited to welcome new team members from around the world and grow our team. A few highlights include:
- We launched a new office location: Beyond India 🇮🇳
- 60 employees grew their careers and celebrated promotions
- We welcomed 38 new Beyonders adding 4 new languages spoken at Beyond, bringing our total to 25 languages and 2 new nationalities represented, bringing our total to 32 different nationalities represented!
