Comp Sets
In Beyond, users can now create, edit, and manage their own competitive listings all from one view. Both hosts and property managers can see nearby properties' average daily rates, occupancy, base prices, and health scores, and can choose which properties to include in their Comp Set. They can also filter on items like number of bedrooms and mile radius (1 to 20 miles) for more control over the listings that are added as comps. More filters, such as amenities, ratings, etc. will continue to be rolled out in the coming months. Using metrics like these will help property managers and hosts alike identify listings that are the most comparable to their listings.
And to gain a deeper understanding of other similar properties in their market, Beyond users have the ability to click on each property to see its’ Airbnb page. This will allow for a deeper analysis of the property's description, photos, amenities, guest reviews, etc. to see if it is an option to add for comparison.
